This Privacy Policy explains how PocketAgent LLC ("PocketAgent," "we," "us," or "our") collects, uses, shares, and protects information when you use our website, applications, and related services (the "Services"). PocketAgent is a self-help platform for unrepresented home buyers, so the information we handle is mostly the information you choose to enter and upload to run your own purchase. The short version: we collect what we need to run your transaction workflow, we never sell your data, and outbound sharing with sellers, agents, and closing professionals happens only when you do it yourself.

1. Information We Collect

We collect information in three ways: information you provide directly (such as your account details, transaction information, and documents), information generated by your use of the Services (such as checklists, notes, and saved drafts), and information collected automatically (such as login session data and security logs). The sections below describe each category in detail.

We collect only what we need to operate a home-purchase workflow on your behalf. We do not buy data about you from data brokers, and we do not collect information from your contacts or social accounts.

2. Information You Provide

  • Account information: your name, email address, password (stored only in cryptographically hashed form by our authentication provider), and your mailing address, city, state, and zip code.
  • Profile and signing information: an image of your signature if you choose to draw one for electronic signing.
  • Transaction details you enter in the offer-letter wizard and stage pages: purchase terms, dates, financing details, and the names and addresses of transaction parties such as the seller.
  • Notes and checklist entries you create, such as tour comments and walk-through checklists.
  • Messages you send to the AI assistant and to PocketAgent support.

3. Documents You Upload

You can upload transaction documents such as seller disclosures, proof of funds or lender letters, inspection reports, appraisals, executed purchase agreements, and closing documents. Uploaded documents are stored in private storage scoped to your account and are not visible to other users.

When you electronically sign a document through the Services, we stamp the document and our records with the signing date and the IP address used, as an audit trail for the validity of your signature.

If you use an AI-powered review feature on a document you uploaded (for example, inspection-report analysis or reading terms from a signed agreement), the content of that document is sent to our AI provider to generate the analysis, as described in the Third-Party Service Providers section.

4. Property and Transaction Information

When you search a property, we record the address you searched and the results returned by our data providers, including property characteristics, valuation estimates, listing information, tax records, and listing-agent contact details. We keep this history so the Services can prefill your documents and so you can refer back to past searches.

We also store the state and progress of your transactions: which workflow stages you have completed, key dates, and the documents generated for each agreement.

5. Payment Information

PocketAgent charges a one-time fee per home purchase for use of the Services. Payments are processed by a third-party payment processor, and we receive only limited information from the processor (such as the last four digits of your card, the card brand, the billing zip code or address associated with the card, and confirmation that a payment succeeded or failed). We do not store full card numbers on our servers.

PocketAgent never collects, holds, or transmits real estate transaction funds such as earnest money or closing funds.

6. Automatically Collected Information

  • Authentication cookies that keep you signed in. These are essential to the Services.
  • Security and infrastructure logs collected by our hosting providers, which may include IP address, browser type, device information, pages requested, and timestamps.
  • Usage counters for cost-bearing features (such as the number of property searches and assistant messages you have used in the current period) so we can enforce the usage limits described in the Terms of Service.
  • Local storage in your browser for small preferences, such as whether you have seen the onboarding tutorial.

7. How We Use Information

  • To provide the Services: verifying addresses, retrieving property data, generating documents, storing files, tracking your transaction stages, and powering the AI assistant.
  • To prefill documents and messages with information you have already provided so you do not have to re-enter it.
  • To authenticate you and keep your account secure.
  • To enforce usage limits and prevent abuse, fraud, and unauthorized access.
  • To respond to your support requests.
  • To maintain audit trails for electronically signed documents.
  • To comply with legal obligations and enforce our Terms of Service.
  • To improve the Services, using aggregated or de-identified information where practical.

We do not use your information for third-party advertising, and we do not sell it.

8. How We Share Information

We do not sell your personal information, and we do not share it with third parties for their own marketing. We share information only in these circumstances:

  • With service providers that process data on our behalf to run the platform (see Third-Party Service Providers below).
  • At your direction (see User-Directed Sharing below).
  • To comply with law: in response to subpoenas, court orders, or other legal process, or to protect the rights, safety, or property of PocketAgent, our users, or others.
  • In a business transfer: if PocketAgent is involved in a merger, acquisition, financing, or sale of assets, your information may be transferred as part of that transaction, subject to this Policy.

9. User-Directed Sharing

PocketAgent is built so that you control outbound sharing. Draft emails and messages generated by the Services (for example, tour requests or disclosure requests to a listing agent) are sent by you from your own email or phone; we do not send them for you. Documents you generate or sign are shared with sellers, agents, lenders, attorneys, or title companies only when you download and deliver them yourself.

When you choose to share information with a third party, that party's handling of your information is governed by their own practices, not this Policy.

10. Third-Party Service Providers

We use a small set of service providers to operate the platform. Each receives only the information needed for its function:

  • Database, authentication, and file storage (Supabase): stores your account, transaction data, and uploaded documents, with access controls scoping data to your account.
  • Web hosting (Vercel): serves the application and maintains standard infrastructure logs.
  • AI provider (Anthropic): processes the messages you send to the assistant and the documents you submit for AI review, along with limited transaction context needed to answer your question. Under our agreement, our AI provider does not use your data to train its models.
  • Property data (RentCast): receives the property address you search in order to return property records, valuations, and listing data.
  • Address validation (Google): receives the address you search in order to verify and standardize it.
  • Bot protection (Cloudflare Turnstile): processes a verification challenge at signup to block automated account creation.

These providers are contractually limited to processing your information to provide services to us.

11. Cookies and Analytics

We use essential cookies for authentication and session management. We do not use third-party advertising cookies or cross-site tracking. Our hosting providers may collect standard, privacy-respecting operational analytics (such as aggregate page-load metrics). If we adopt additional analytics tools in the future, we will update this Policy.

Because we do not engage in cross-site tracking, the Services do not respond differently to browser "Do Not Track" signals.

12. Data Retention

We retain your account information, transaction records, and documents for as long as your account is active, because home purchases unfold over months and you may need your records afterward (for example, signed contracts and closing documents).

When your account is deleted, we delete or de-identify your personal information within a reasonable period, except where we need to retain certain records to comply with legal obligations, resolve disputes, enforce agreements, or maintain security logs, or where data persists for a limited time in encrypted backups before being aged out.

13. Data Security

We protect your information with measures that include encryption in transit (HTTPS), hashed password storage, database row-level security that scopes every record to its owner, private document storage with short-lived signed download links, and server-side enforcement of access rules.

No method of transmission or storage is completely secure, so we cannot guarantee absolute security. You play a role too: use a strong, unique password, and do not share your login credentials.

14. Your Choices and Rights

  • Access and correction: you can view and update most of your information directly in your account, including profile details and transaction data.
  • Download: you can download your generated and uploaded documents from the Services at any time.
  • Deletion: you can request deletion of your account and personal information (see Deletion Requests below).
  • Communications: transactional emails (such as signup confirmation and password reset) are necessary to operate your account. We do not send marketing email unless you opt in, and any marketing email would include an unsubscribe link.

Depending on where you live, you may have additional rights under state privacy laws, such as the right to know what personal information we hold, to obtain a copy, to correct inaccuracies, or to request deletion. We honor reasonable requests to exercise these rights regardless of your state of residence. To exercise any right, contact us using the information below; we will verify your identity before acting on a request and will respond within the time required by applicable law. We will not discriminate against you for exercising your privacy rights.

15. Deletion Requests

To request deletion of your account and associated personal information, contact us at support@thepocket-agent.com from the email address on your account, or through the Support tab in the app. Before deleting, we recommend downloading any signed contracts or closing documents you may need later, because deletion is permanent.

We will confirm the request, delete your account data within a reasonable period, and inform you when it is complete, except for the limited records we must retain as described in Data Retention.

16. Children's Privacy

The Services are intended for adults entering real estate transactions and are not directed to anyone under 18. We do not knowingly collect personal information from children under 13 (or under the age required by applicable law). If you believe a child has provided us personal information, contact us and we will delete it.

17. State-Specific Notices

PocketAgent currently serves transactions in South Carolina and Florida, and our users are primarily residents of those states.

  • Florida residents: we maintain reasonable safeguards for personal information consistent with the Florida Information Protection Act (Fla. Stat. § 501.171), and we provide breach notification as described below.
  • South Carolina residents: we provide breach notification consistent with S.C. Code § 39-1-90.
  • Residents of states with comprehensive privacy laws (such as California, Colorado, Connecticut, Texas, and Virginia): we do not sell personal information or share it for cross-context behavioral advertising, and we do not use personal information for profiling that produces legal or similarly significant effects. The rights described in Your Choices and Rights are available to you, and you may appeal a refusal of a rights request by replying to our decision.

18. Breach Notification

If a security breach affects your unencrypted personal information, we will notify you without unreasonable delay, consistent with applicable state breach-notification laws (including Fla. Stat. § 501.171 for Florida residents and S.C. Code § 39-1-90 for South Carolina residents) and with any timing required by law enforcement. Notice will describe what happened, the information involved, what we are doing, and steps you can take to protect yourself.

If we make material changes to this Policy, we will post the updated version on this page with a new "Last updated" date and provide additional notice by reasonable means where required.
